Choosing the Right System for Your Building
The right commercial roofing system depends on factors specific to your property, and a contractor recommending the same system for every building regardless of use case is not doing the assessment correctly.
Buildings with significant rooftop HVAC equipment or frequent maintenance foot traffic benefit from modified bitumen’s physical durability or a TPO system installed with reinforced walkway pads at high-traffic zones. Retail and office buildings prioritizing energy efficiency and lower cooling costs typically do best with TPO’s reflective surface. Larger, simpler roof geometries with fewer penetrations are well suited to EPDM’s proven single-ply performance.
Building size and geometry also affect installation approach. A large, simple rectangular roof allows for efficient seam layout and drainage design. Complex rooflines with multiple levels, parapets, and equipment wells require more detailed drainage engineering to avoid the low spots where ponding water becomes a chronic problem. For every installation, we incorporate tapered ISO board insulation beneath the membrane to create positive drainage toward specified drain points, engineered into the roof design rather than relying on the building’s existing structural slope.
